Likewise, youll play an essential function in reducing workplace-related risks by working on maintenance contracts, routine inspections and scheduled down times.You will be in close contact with local authorities for all facility-related issues. Also part of your scope is to ensure that the facility is in total compliance with all legal and engineering standards. Likewise, youll spearhead the implementation of energy programs to cut utility cost.Youll assume the role of a senior facilities manager when needed overseeing small renovation projects from initial phases to completion. Youll also keep an eye out on the facilities engineering systems by periodically inspecting logbooks, checklists and maintenance schedules.Specific Duties\xc2\xb7To manage and control all critical spares for all installations as per manufacturer recommendations and inventory \xc2\xb7Coordinate with AEM for collating all R&M requirements quarterly basis. \xc2\xb7Follow up for assigned PO, work completion as per PO until invoice submission.Operations Management:\xc2\xb7To carry out all engineering & operational procedures \xc2\xb7Ensure proper functioning of the following system in the facility \xc2\xb7All Electrical Systems \xc2\xb7All HVAC system \xc2\xb7All PACs \xc2\xb7Water, Plumbing, Sanitary Systems \xc2\xb7Elevators/Lifts \xc2\xb7Cafeteria equipments \xc2\xb7To liaise with the vendors for maintenance/service practices of M&E contactors to deliver quality work practices in line with the manufacturer recommendations. \xc2\xb7To ensure that all maintenance related schedules & shut down in consultations with OEM & Accenture are followed. \xc2\xb7Daily inspection of log books, history card, checklist, escalation charts, OCP & PPM schedules etc for a better management of engineering systems \xc2\xb7To ensure and guide the technical staff attends & work for closures for all F&S technical related issues in the facility. \xc2\xb7To adhere to 52 weeks annual M&E maintenance schedule. \xc2\xb7To maintain consistency on agreed SLA & KPI. \xc2\xb7To participate during emergency evacuation procedure and manage all health & safety issues. 1Prepare and collate data related to vendor performance and escalate as required. \xc2\xb7Ensure proper usage & functioning of e-fit facility tool (IMT, VMT, Sites ops modules, Site Inspection Tool) as per defined scope. \xc2\xb7Ensure all PM work orders in 360 facility tool are closed and escalate in case of any deviation. Track and close all builder related queries in QMS on monthly basis. \xc2\xb7Conduct M&E onboarding process, back to Basic as defined. \xc2\xb7Ensure all the mandatory trainings are conducted as per schedule and track for attendance. \xc2\xb7Coordinate for execution of works related to IC requests without escalations. \xc2\xb7Conduct interview for M&E new joiners. \xc2\xb7Ensure 100% usage of online work permit tool and upload incidents in the incident tool. \xc2\xb7Proper handing & taking over tabs which are utilized for taking equipment readings. \xc2\xb7Conduct central store audit, BMS store audit and BMS audit on monthly basis. \xc2\xb7Facility walk around and ensure Walk around map & Guide is followed and maintained. \xc2\xb7Coordinate with DM team for any issues that need help. \xc2\xb7Important and VIP client visits to be coordinated with Events team and should be managed without escalations. \xc2\xb7Ensure to close the Seibel tickets on time & weekly once do analysis for repeated complaints and highlight to CE \xc2\xb7Ensure to support for all client audits /Internal & External audits \xc2\xb7Ensure the functionality of all technology tools in the facilityRecords Management:\xc2\xb7To ensure Daily, Weekly, Monthly, Quarterly, Half Yearly & Yearly records are prepared and sent to the chief engineer for all engineering related activities. \xc2\xb7To update & maintain all records on daily basis (Log books, History Cards, Equipment details, Service Reports, Incident Reports etc.)Estate Management:\xc2\xb7To ensure Daily, Weekly, Monthly, Quarterly, Half Yearly & Yearly records are prepared and sent to the chief engineer for all engineering related activities \xc2\xb7Ensure visit and inspect all the critical areas maintained by builder wherever allowed on a daily basis - (Chiller, HT, DG, LT, LMR, STP and pump rooms) \xc2\xb7Ensure daily co-ordination with the builder on the diesel / water \xc2\xb7Track & ensure all the activities are performed by the builder as per the contract like FAPA test, Fa\xc3\xa7ade glass cleaning etc., \xc2\xb7Follow up on all the invoices submission by the builder on time \xc2\xb7Intimate on any deviation in builder operation and follow up on closureReporting Management:\xc2\xb7Daily Report - DSR/walk around guide, SLA Report, Engineering report \xc2\xb7Weekly report - Major highlights, zonal point, Weekly R&M tracker \xc2\xb7Monthly Report -MMR, fortnightly central store SIH report, Energy Report, IIEE Report, Major works carried out report & Equipment Status Report, LCD Projector Report, Statutory Compliance Report, Monthly report \xc2\xb7Escalation to be followed during an incident as per escalation matrix.Putting critical plans and reports in placePlanning is a big part of your mandate. In this role, youll take charge of planning and managing both engineering and operational budgets and contracts. Your expertise will also be essential in planning and developing a list of spare materials for all installations based on recommendations and inventories.Performing various audits including technical, cost savings, risk management and energy management--is part of your job as well. In addition, youll strive to keep down time at bay by setting up best practices that promote seamless service delivery to our clients.Your analytical skills will also come in handy, as the role requires you to file both weekly and monthly reports on maintenance contracts, incident reports and improvement projects.Sound like you? A post-graduate degree in engineering or business is also a big plus. Likewise, the ideal candidate will have more than five years experience in managing a contract of works.
