\xef\x82\xb7 Must do the snagging, prepare snag reports, coordinates with the project for de-snag, conduct handing taking over of the systems, building services, common areas
\xef\x82\xb7 Supervises maintenance staff including hiring, training, personnel development.
\xef\x82\xb7 Supervise & assists in maintenance/engineering issues as required
\xef\x82\xb7 Develops/maintains effective Asset specific maintenance and safety procedure manuals and enforces compliance
\xef\x82\xb7 Coordinates maintenance efforts with outside contractors, tenant finish personnel and engineers
\xef\x82\xb7 Administers all equipment and construction warranties with respect to defect liability period.
\xef\x82\xb7 Coordinates development of and/or maintains the as-built drawings
\xef\x82\xb7 Responds quickly to emergency situations (i.e. fire, evacuation, equipment failure, etc.) and customer concerns
\xef\x82\xb7 Implements and administers inventory control programs/purchase parts and supplies
\xef\x82\xb7 Ensures compliance with applicable codes, regulations, government agency and company directives as relates to building operations
\xef\x82\xb7 Ensure proper Vendor management by tracking their services / maintenance. Monitors the activity of the AMC vendors.
\xef\x82\xb7 Conducts regular inspections of operating mechanical, electrical and equipment systems; make necessary adjustments to operating equipment and controls
\xef\x82\xb7 Provides for quality assurance by creating and implementing preventive maintenance programs and recommending improvements to existing programs on an on-going basis
\xef\x82\xb7 Assists and tracks in replacing lights, ballasts, fixtures, etc.
\xef\x82\xb7 Service generates units, switches, circuit breakers, and other electrical fixtures, to include all installed systems.\xef\x82\xb7 Inspect motors, pumps, and plumbing for water supply and other equipment
\xef\x82\xb7 Prepare reports, maintain inventories, and keep accurate records, order equipment and supplies
