What This Job Involves
Duties & responsibilities
\xe2\x97\x8f Responsible to handle the project deliveries for handover & takeover including site MEP DBR review, basic to major requirements related to MEP design requirements, dealing with different stakeholders for project checks, support & completion
\xe2\x97\x8f Responsibility of leading engineering operations of floors of the said premises ensuring smooth technical operations as per SLA & in line with laid procedures. Extending holistic support to the Technical lead to report, perform & deliver site related tasks.
\xe2\x97\x8f Responsibility to plan, lead & monitor routine engineering operations of office space in line with laid JLL process/client procedures & guidelines as per
agreed SLA
\xe2\x97\x8b PPM, predictive, reactive & maintenance
\xe2\x97\x8b SoPs of M&E & processes
\xe2\x97\x8b Maintaining critical equipment (UPS, UPS panels & DBs,A/C & safety systems in critical rooms) in good health with a focus on zero downtime in critical equipment & power supply.
\xe2\x97\x8b Maintaining engineering systems in line with CEM guidelines & maintaining necessary documentation all the time & supporting JLL audits of site.
\xe2\x97\x8b To develop M&E equipment listing of the control area of site and develop 52 week planned preventive maintenance schedule of all equipment as per OEM recommendations & ensure healthy operation of
all P&M all the time.
\xe2\x97\x8b Risk identification & highlight
\xe2\x97\x8f To monitor, attend & close user tickets related to M&E and assigned to
individual or to the technical team.
\xe2\x97\x8f Ensure service delivery in accordance to agreed SLA\'s
\xe2\x97\x8f To coordinate, follow up with LL appointed facility management team for
common area upkeep, operation & healthiness of building systems & other
dependencies.
\xe2\x97\x8f Necessary coordination with internal & external stakeholders of FM
Performance objectives
\xe2\x97\x8f Client/Stakeholder Management
\xe2\x97\x8b Proactively engage stakeholders to ensure that on site client\xe2\x80\x99s
expectations are met through high levels of customer service
\xe2\x97\x8b Build and develop effective client / stakeholder relationships
\xe2\x97\x8b Proactively understand the customers/ employees needs and act on
them proactively
\xe2\x97\x8f Finance Management (M&E works)
\xe2\x97\x8b Lead budget, forecast & accrual process
\xe2\x97\x8b Obtaining timely invoicing, collection of NDC of M&E vendors
\xe2\x97\x8b Planning & Adherence to the monthly forecast
\xe2\x97\x8f Procurement & Vendor Management
\xe2\x97\x8b Coordination with procurement in preparing BoQ, getting quotes.
\xe2\x97\x8b Managing Inventory, checking stock & working on applicable tool.
\xe2\x97\x8f Other Key Activities
\xe2\x97\x8b Participate in emergency evacuation procedures including crisis
management and business continuity
\xe2\x97\x8b Monthly management reports- adding data of M& in
asked format
\xe2\x97\x8b Energy management, saving opportunities, risk management &
engineering systems audits
