About this role: Wells Fargo is seeking a Senior Property Manager... In this role, you will: H andle the operational and planning aspects of management of facilities/admin, ensure process-oriented execution of role related responsibilities and proactively address issues/ concerns through a system of continuous engagement with the users of the support from Gen Admin. Forecast and analytics-oriented activities. Cross-site handling of assigned portfolios/ responsibilities. / Oversee the operational and administrative continuity and preservation of all company owned, leased or managed leased real estate within a operating parameters. Ensure checks and balances required to ensure efficiency, effectiveness, experience, loss avoidance and reporting is ensured through scheduled and surprise checks of processes and procedures. Ensure Admin support for implementation of the BCP through effective training and assignment of responsibilities. Ensure all inputs in terms of headcount, material and equipment, for forecasting of the requirements expected from the Gen Admin team are regularly/readily available from the concerned teams and that these are used in a structured and process-driven fashion to predict these numbers. Review processes periodically. Create processes for new services being supported. Ensure control, reporting, compliance and execution aspects for the complete range of Admin processes. Ensure related regulatory and compliance requirements of Company as also local governing agencies/departments are completely met. Effective vendor management. Selection of vendors and on boarding / off boarding of Vendors. Represent company interests with internal customers, vendors, landlords and external tenants. Negotiate building service agreements, project terms and conditions in a manner required as part of administrative set up. Apply preferred operational service standard, effective asset preservation planning and work effort execution, and lead resources on real estate service solutions. Develop, lead and implement plans within the portfolio in support of occupancy and operational strategies. Should have good experience in cafeteria operation and regulate vendor performances as per specified guidelines and meet spelt out expectations. Ensure related regulatory and compliance requirements are completely met. Effective vendor management. Selection of vendors and on boarding / off boarding of Vendors. Capable to ensure SLA\'s and KPI matrices are met and monitored. Ensure that the staffing yardsticks are maintained and timely renewal of contracts. Towards capability development Identify future requirements and plan for building that capability. Prepare and execute succession plan. Should have fairly good understanding of facility and administrative services, Contracts/AMC renewals, Landlord coordination. Should have basic knowledge of dealing with emergency situation and organizing collective response in terms of mass evacuation, and coordinate with relevant, internal and external agencies for such eventualities. Should be good at transition management of new premises from construction projects to operational. Knowledge of building code and all regulatory requirements. Should have reasonably good working knowledge and expertise on excel power point, power BI and latest data presentation techniques. Lead plans within the portfolio in support of occupancy and operational strategies Manage a team by leading with example and with integrity, professionalism, and proprietary. Collaborate and consult with peers, colleagues and managers to resolve issues and achieve goals. Be ready to work for extended hours and beyond the designated place of posting, to meet unforeseen operational exigencies. Be ready to adopt to additional charter which will contribute to the overall operational efficiency of the CPG and Company. Required Qualifications- 10-12 years of Property Management experience, or equivalent demonstrated through one or a combination of the following: work experience, training, military experience, education. Should have reasonable expertise in handling financial dealings, budgeting, related applications, invoicing and material and asset management. 10+ year of experience in one or a combination of the following: business support, project management, implementation, vendor review process and market intelligence, business operations or strategic planning in financial services demonstrated through work or military experience. Should have reasonable experience in handling discussion and engagement with international peer/clients. Should be able to develop connect with team including extended headcounts manpower and thereby create a well-coordinated homogenous working group. Good at presentation, articulate and able to handle data with analytics.
