:Role ProfileRole:The role is based at Mumbai and reporting to the Head- RBD, Retail.Business Context and OpportunitiesA global conglomerate, the Aditya Birla Group is in the League of Fortune 500. India's gems and jewellery market contributed around 7% to GDP and 14% to Indias total merchandize export in February21 with a market size was at US$ 78.50 billion in FY21. The jewellery industry in India is largely driven by individual family owned small to medium size businesses. Thus, the Group anticipates that there is scope of development of large retailers / brand in jewellery industry in near future. The venture will benefit from the retail experience, knowhow and trust build over the years with various ABG Luxury Retail Brands. It will also be able to harness the people, technical and operational capabilities from Groups retail arms. The range will be developed as a proof of concept for an integrated offering and may be diversified with multiple brands post establishment of a commercially viable business model.Opportunities:

  • The Jewellery industry in India is largely fragmented with family-owned small businesses contributing to the largest chunk. These businesses are largely skill centric, with customer preference, trust and long-term relationships driving customer acquisition, retention, and sales. The more organized players in the industry have also built their brands on the foundation of trust, rather than distinctive design. However, they have not been able to acquire a significant market share, at a national level. Thus, the need to build a product offering focused on distinctive design and customization aligned to customer preferences is pronounced. Aditya Birla Group feels that Jewellery is largely an unorganized market with only one national player. Hence there is a scope of another national player.
  • There is an opportunity to build a technology enabled design centric approach to blend into boutique store-based model. The unorganized players in the industry have been unable to harness the power of technology, collective buying, hedging and continual improvements in design. The synergy in terms of design, processes and technology improvements would bring in economies of scale to the business.
  • To use an understanding of the historic/ international/ consumer fashion trends from varied sources and provide direction to the internal team to translate into desired product. Value for the business can be driven by constantly observing business environment and competition and come up with improvement, innovations. Develop design leadership and develop inimitable competitive edge over competition as we have close relationships with the leading designers in India as well as Globally.
  • Investment of INR 4000 Crores over the next 5 years to setup a Greenfield Venture into a scalable business model. Develop and implement a strategy for a strong foundation for a successful enterprise and a market leader.
Position Purpose and SummaryThe Key Account Manager will lead premium mall leasing across India. The ideal candidate will have a deep understanding of retail leasing within luxury malls, strong industry networks, and expertise in legal, commercial, and financial aspects of leasing. This role will drive strategic leasing efforts, engaging directly with senior-level stakeholders and ensuring successful store launches. The position is based in Mumbai and requires frequent travel across India.Essential Duties and Responsibilities:
  • Mall Leasing & Relationship Management:
  • Lead leasing activities for premium malls across India, targeting top luxury brands.
  • Build and maintain relationships with senior stakeholders (mall owners, directors, mall brand management team) to secure optimal leasing outcomes.
  • Act as a primary leasing contact, facilitating negotiations and aligning with brand and mall standards.
  • Store Launch & Execution:
  • Oversee end-to-end store launches, coordinating with stakeholders to ensure timely openings.
  • Liaise with operations, design, and legal teams to meet all brand and mall requirements.
  • Legal & Commercial Acumen:
  • Draft, review, and negotiate lease agreements, ensuring compliance with all legal and financial requirements.
  • Resolve any lease-related issues efficiently, protecting company interests.
  • Market Insight & Strategy:
  • Conduct market research to identify key leasing opportunities and competitive trends.
  • Provide strategic insights to align leasing decisions with brand expansion goals.
Desired Candidate Skills and Acumen:
  • Minimum of 8-10 years in retail mall leasing, specifically dealing with premium and luxury properties in India.
  • Proven experience working with large, high-end mall properties and establishing relationships with senior stakeholders. Familiarity with real estate and retail expansion strategies for high-end brands.
  • Strong network of contacts within the retail and mall leasing industry, specifically with luxury and premium malls.
  • Excellent verbal and written communication skills, with the ability to influence and negotiate with senior stakeholders effectively.
  • Proactive problem-solving skills and a results-oriented approach.
Educational Qualification: Graduate/ Postgraduate
