Senior Development Manager

The Senior Development Manager will support the construction of the Noida Campus. Phase 1 Noida Campus, a ground up project delivering over the next 2.75 years with a planned PIS of February 2027, will deliver 2 buildings spanning 1.1 million SF, and 3900 seats. This critical role will lead project team execution and work hand in hand with our Tier one Project Management and Construction firms to ensure we are delivering to scope, schedule, and budget in a safe and compliant way. This role will have project ownership and will be engaged in day-to-day activities across the project ensuring delivery of this significant investment in India. This role will report to the GWS Director of India operations Ambar Mitra. In addition to this critical project this role will have accountability to support other projects as required in the North of India.

Responsibilities
--------------------

• Working with GWS counterparts and key suppliers to deliver complex construction projects on schedule, within approved budgets, and meeting or exceeding client expectations
• Oversees the team's deployment of large-scale, multi-year campus and/or regionally based delivery solutions while also socializing with regional leaders. Working with our construction services partners, oversee the development of complex program plans, schedules, and budgets for all assigned projects
• Tactical areas of focus: resource management; master planning; land development; contracting strategies; infrastructure design/development; code/use compliance; shell & core delivery; change management. Bring construction management leadership to all related engagements
• Setting clear project goals to all delivery partners with measurable key performance indicators
• Partner with GWS Portfolio Management team developing strong client relationships with Business Group stakeholders. Become familiar with the client's vision, business strategy and understand their rhythm of the business, and the organization
• Partner with GWS Portfolio Management team focusing on Client Relationship Management to ensure full openness of scope / schedule / budget
• Balance autonomy with risk, by clearly understanding compliance requirements and project expectations
• Bring focus and expertise to critical financial processes, including key approval processes and milestones. This includes partnering with internal Procurement stakeholders to ensure procurement compliance as well as securing the right partners with the right budgets
• Support land and building selection process to ensure future state needs are represented through the decision process.


Qualifications
------------------



• 8+yrs of work experience in Real Estate project delivery within multi-national Technology or Banking domain.
• Bachelor's degree in engineering or related field, Landscape Architecture, or Urban and Regional Planning is preferred.
• Demonstrable experience with land/site development projects
• Ability to influence clients; robust client relationship management (CRM) skills
• Strong verbal, written, communication & presentation skills
• Ability to navigate ambiguity and drive towards effective decision making without direct oversight
• Strong individual accountability, execution, and ownership mentality
• Project, program, and services management industry knowledge
• Strong supplier management skills
• Strong process and fiduciary controls orientation
• Strong analytical and creative problem-solving skills
• Ability to evangelize, communicate and collaborate well at all levels of the company
• Ability to lead and motivate large project teams
