• The Security Manager is responsible for overseeing all aspects of residential security and fire safety programs and systems. This individual serves as the front-line supervisor to ensure the effectiveness of lobby security and patrolling, as well as the performance of Main Gate personnel. Close collaboration with the Property Manager on sensitive matters is essential for achieving smooth operations.

Key responsibilities include:

• Ensuring proper training of guarding staff according to the Training Program and submitting a report upon completion.
• Conducting checks on staff discipline, grooming, attendance, and uniforms.
• Developing security planning, conducting risk assessments, and implementing effective guarding strategies.
• Supervising security staff, assigning and monitoring work assignments, and providing training in life safety and first aid.
• Managing security scheduling and approving contract invoices.
• Maintaining contract employee scheduling and training records.
• Supervising Main Gate and Visitor Management.
• Monitoring access control procedures and ensuring guards adhere to the process.
• Ensuring material movements IN & OUT comply with policy.
• Maintaining and updating all registers and documents with the security team.
• Keeping the emergency contact list up to date and displayed at the control room.
• Planning and supporting community events.
• Preparing Daily Management Reports (DMR) and Monthly Management Reports (MMR).
• Managing parking.
• Assisting residents in viewing CCTV footage.
• Ensuring security staff are properly briefed and debriefed before and after deployment and ensuring proper shift changes.
• Assisting the Property Manager in regular operations.
• Addressing complaints raised by residents in gate management App.
• Assisting in emergency situations such as fires, evacuations, and human crises.
• Providing security reports and updates as required by the Property Manager.
• Ensuring proper security arrangements for VIP/client visits.
• Conducting checks on all fire hydrants, fire extinguishers, and first aid boxes, and documenting the same.
• Reporting any occurrences/incidents to the Duty Manager in real-time and maintaining a record.
• Proactively liaising with local municipal authorities and the Police Department.
