Job Description


Roles and Responsibilities of Sales Head in Laxmi Infra Ventures Pvt Ltd: Sourcing and Acquisition:

  • Identify and evaluate potential residential and commercial real estate opportunities.
  • Develop and maintain strong relationships with property owners, developers, and brokers.
  • Conduct market research to stay abreast of industry trends and competitor activities.
  • Negotiate and close deals that align with the company\'s strategic objectives.
Team Leadership:
  • Recruit, train, and lead a sales & Mkt team of real estate professionals.
  • Provide guidance and support to the team to achieve individual and collective targets.
  • Foster a collaborative and results-driven culture within the real estate department.
  • Conduct regular performance reviews and implement development plans as needed.
Market Analysis and Strategy:
  • Analyze market trends, competitor activities, and customer needs to formulate effective strategies.
  • Develop and implement comprehensive marketing and sales plans for residential and commercial properties.
  • Collaborate with marketing and finance teams to ensure alignment of strategies with overall business goals.
  • Identify weaknesses in existing marketing campaigns and develop pragmatic solutions within budgetary constraints
Developing marketing & business strategy for driving loyalty sales from existing customers by identifying target segments & creating segment specific repurchase & referral rewards. Strategies for ATL/BTL activities. Lead and manage the sales team, providing strategic direction, mentoring, and performance evaluations.
  • Streamline and optimize the sales process, from lead generation to closing deals, ensuring efficiency and effectiveness.
  • Identify potential business opportunities and can drive growth and revenue.
  • Creating strategic plans to establish and enhance our brand presence, allocating resources to different projects, and setting both short-term and long-term goals for the department.
  • Oversee marketing campaigns, branding, and promotional activities, both online and offline, to enhance the company\xe2\x80\x99s market presence.
  • Participate in the quarterly and annual planning of company objectives.
Set clear sales targets, KPIs, and objectives for the sales team, fostering a culture of high performance. Achieving sales targets given by site head, maximizing site visits & conversion under guidance of site head. Monthly Market & Competitor Analysis, studying the trends & new developments in the market. Build and manage strong relationships with channel partners, including real estate brokers, and other stakeholders. Contract Negotiation and Closing:
  • Lead negotiations on terms, conditions, and pricing with property owners and developers.
  • Ensure that all legal and regulatory requirements are met during the closing process.
  • Collaborate with legal and finance teams to finalize contracts and agreements.
Responsible for driving sales at designated residential project. Financial Management:
  • Develop and manage budgets for real estate projects.
  • Monitor financial performance against budgets and implement corrective actions as needed.
  • Work closely with finance teams to ensure financial integrity and compliance.
  • Leading and managing all aspects of customer relations with respect to post sales by ensuring timely documentation, collections, and resolution of customer grievances while promoting a culture of customer delight.
Customer Relation Management: Leading and enhancing the pipeline of revenue/inflow and 100% collections of receivables for the company. Organize promotional events at trade shows and other venues, coordinating with other staffs to ensure prompt delivery of materials and merchandise. Attending Client Walk ins, explaining them about the project, handling queries & closing sales with help of site head. Ensure accuracy of deliverables, client service and engagement calls, meetings, site visits, follow up , timely submission of MIS reports & overall governance at designated project. Skills:
  • Extensive knowledge of the real estate industry and a deep understanding of channel partner dynamics.
  • Strong leadership, team management, and strategic thinking skills.
  • Excellent communication, negotiation, and relationship-building skills.
  • Proficiency in CRM software, marketing tools, and analytics.
  • A strong network and relationships within the real estate and channel partner community.
