:
- The Real Estate Portfolio Coordinator is responsible for supporting the Real Estate Portfolio Management Lead in their Market/Market Unit (MU) in the preparation of and management of real estate leases, including support of companies Policy 20 business case development, portfolio management & lease documentation management.
- The role is part of a wider Real Estate CoE (RE CoE) organization, reporting into the Real Estate Portfolio Management Lead for the respective Market/MU(s) as well as overall Global Portfolio Management Lead.
Key responsibilities include :
- Provide Real Estate Portfolio Management Lead with data and other real estate statistics to support the delivery of the real estate strategy for the Market/MU
- Monitor the management of real estate portfolio pipeline plans for the Market/MU
- Provide Real Estate Portfolio Management Lead with timely information regarding the real estate portfolio and real estate activity
- Assist with preparation and review of all real estate business cases in adherence to real estate policy and procedures (AP20, AP3, AP940 and other companies policies as appropriate)
- Analyze Real Estate V&A Due Diligence materials, including portfolio analysis, financial analysis (incl. dilapidations), lease event dates, Real Estate integration plan Facilitate preparation of financial analysis for business cases
- Conduct attendance/utilization analysis of the portfolio to identify opportunities to improve efficiency and reduce cost
- Prepare location risk and building safety assessments for policies related to Life Safety, GAP, and Sustainability
- Analyze leases to ensure all critical contract dates are observed and dealt with in sufficient time
- Analyze leases relating to the observance of lease contract conditions
- Analyze service charges and property taxes to identify potential opportunities for negotiation with Landlords
- Support lease and other real estate related reporting needs
- Prepare, review, and ensure accuracy of real estate, legal and financial documents related to companies leases
- Work closely with external real estate consultants and suppliers as appropriate
- Work closely with the RE Team, Workplace and CIO to analyze data to support new/evolving real estate and workplace needs
- Manage corporate reporting obligations concerning real estate commitments for the Market Unit, including formal input to Companies annual reporting
Job Qualifications :
- 10+ years of business and/or real estate strategy experience
- Strong financial acumen
- Strong business case development, rationalization, and presentation skills
- Excellent communication, organization time management and problem-solving skills
- Excellent track record of building relationships with stakeholders
- Strong multi-tasking skills with the ability to manage multiple projects
- Strong ability to function as a Team Player and maintain a good working relationship, yet think and act independently with professionalism, discretion and confidentiality
- Attention to detail and willingness to flex based on business priorities.
