Land Acquisition & Networking:
Develop strong relationships with local panchayat, landowners, community leaders, and real estate agents to identify available land for development.
Network within local communities and attend property auctions or local gatherings to uncover land acquisition opportunities.
Evaluate potential land parcels in terms of location, zoning, and suitability for development, while coordinating with the project development team for feasibility assessments.
Lead Generation & Prospecting:
Utilize multiple channels (networking, referrals, online platforms, and cold calling) to generate leads and build a healthy sales pipeline.
Qualify leads and maintain regular follow-up with prospects to move them through the sales funnel.
Client Relationship Management:
Build and nurture long-term relationships with clients to ensure high levels of satisfaction and repeat business.
Provide after-sales support, assisting clients with the documentation, payment schedules, and any post-sale queries.
Market Research & Reporting:
Conduct market research to stay informed about local real estate trends, pricing, and competitor offerings.
Track and report on sales activities, land acquisition leads, and key market developments to management.
Collaboration with Internal Teams:
Work closely with the marketing team to implement promotional campaigns and customer outreach strategies.
Collaborate with the legal, project management, and land acquisition teams to ensure smooth land deals and sales processes.
Key Skills & Qualifications:
Education:
Bachelor's degree in Business, Marketing, Real Estate, or a related field.
Experience:
2-4 years of sales experience, preferably in real estate or land acquisition.
Proven track record of achieving sales targets and securing land deals.
Skills:
Strong verbal and written communication skills.
Excellent negotiation and closing skills.
Ability to network effectively with local communities, landowners, and industry professionals.
Good understanding of local real estate laws, land acquisition processes, and property market trends.
Proficient in Microsoft Office and CRM software.
Knowledge:
Familiarity with the real estate landscape in Goa, including land zoning, development regulations, and market demand.
Experience in identifying and evaluating land for residential/commercial development.
Good knowledge of Konkoni language is must.
Personal Attributes:
Highly self-motivated with a proactive attitude towards lead generation and land acquisition.
Strong interpersonal skills and the ability to build relationships within the local community.
Ability to handle pressure, meet targets, and deliver results.
A strong network within Goa's real estate industry is a plus.
