Reports to: Senior Quantity Surveyor, Project Manager, etc.
Job Purpose:
The Quantity Surveyor (QS) is responsible for managing and controlling the costs and budgets of construction projects from inception through to completion. The role includes preparing cost estimates, managing contracts, ensuring compliance with legal and regulatory requirements, and providing financial advice to clients, contractors, and stakeholders.
Key Responsibilities:
• Cost Estimation & Budgeting:
• Prepare and manage detailed cost estimates for construction projects based on drawings, specifications, and project scope.
• Advise on project costs and provide accurate cost projections throughout the project lifecycle.
• Develop and maintain project budgets, ensuring financial targets are met.
• Tendering & Procurement:
• Assist in preparing tender documents, including bills of quantities (BoQ) and specifications.
• Review and evaluate contractors' bids and quotations.
• Negotiate contracts and agreements with suppliers, subcontractors, and clients.
• Contract Management:
• Administer contracts, ensuring compliance with terms and conditions.
• Monitor and assess contract performance, identifying and addressing any issues related to cost, timelines, and quality.
• Prepare and manage variations and claims as per contractual obligations.
• Cost Control & Reporting:
• Track project costs, comparing actual expenditures with budgeted figures.
• Provide regular cost reports and forecasts to senior management and clients.
• Recommend cost-saving measures and implement strategies to reduce project expenditure.
• Value Engineering & Risk Management:
• Identify opportunities for value engineering and cost-effective solutions without compromising on quality.
• Assess potential risks related to project costs, delays, and procurement, and develop strategies to mitigate these risks.
• Site Visits & Inspections:
• Conduct regular site visits to monitor progress, verify work completed, and assess the quality of work against the project's specifications.
• Prepare and submit site progress reports, including any cost implications for delays or changes in scope.
• Final Accounts & Closeout:
• Prepare final accounts for projects, ensuring all costs are accounted for and reconciled with contract terms.
• Manage project closeout processes, ensuring all contractual obligations are met.
• Stakeholder Liaison:
• Serve as the primary point of contact for clients, contractors, architects, and consultants regarding cost-related matters.
• Provide expert advice to stakeholders on cost-related issues and offer solutions to any financial challenges encountered during the project.
Required Skills & Qualifications:
• Education :
• A degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field. Professional qualifications such as MRICS (Member of the Royal Institution of Chartered Surveyors) are desirable.
• Experience :
• Minimum 1 years of experience in quantity surveying, with a proven track record in managing costs on Interior Fitouts Commercial projects.
• Experience with contract administration, cost planning, and value engineering.
• Technical Skills :
• Proficient in using Quantity Surveying software (e.g., CostX, Bluebeam, or Microsoft Excel).
• Knowledge of construction contracts (e.g., JCT, NEC) and procurement processes.
• Strong understanding of construction processes, methods, and materials.
• Soft Skills :
• Strong communication and negotiation skills.
• Analytical mindset with excellent attention to detail.
• Ability to work independently and as part of a team.
• Problem-solving skills, particularly in cost-related matters.
• Other :
• Full knowledge of local building regulations, construction law, and health and safety standards, Interior Fitout Commercial Projects
• Ability to manage multiple projects simultaneously.
Working Conditions:
• Office-based with regular site visits.
• Occasional travel may be required depending on the project location.
• Standard working hours with occasional overtime during critical project phases.
