Role Description
This is a full-time on-site role in Mumbai Metropolitan Region for a Property Manager - Technical. The Property Manager - Technical will be responsible for conducting technical audits, monitoring and controlling operations and maintenance budgets, and implementing best practices for facility management. The Property Manager will also be responsible for preparing and delivering technical presentations, overseeing project management, and providing technical support to team members.
About the Role:
Daily
• Overseeing the daily activities of each department
• Rounds & Inspections of the site
• Holding a daily meeting with all departmental supervisors
• Sign off and check the documentation of all supervisors - Daily Checklists/logbooks
• Perform specific project/event related work for the client
• SILA Connect - update on a daily basis
Weekly
• Check/Monitor attendance all site staff
• Do a detailed check on documentation and implementation of planned maintenance schedules for all departments (MEP, Pool, HK, Security, Pest Control, Liftmen, Billing)
• Address the issues that have been brought out by junior employees
• Review all Compliance documents and check accounting related matters - bank balances, pending activities of the accounting consultant
• Prepare minutes and the agenda for the weekly Management Committee Meetings
Monthly
• Conduct a monthly review meeting with all vendors at service site
• Collect a minimum of 5 feedback forms from Residents of the building (residents that are not on the managing committee)
• Hold a monthly town-hall type meeting with all junior staff to address issues and complaints in person
• Prepare and submit the required documents for billing to the client and collect the payment accordingly
• A Detailed check of all building compliances
• Present a monthly report to the SILA management and the Society MC, highlighting activities during the month
• Work with the accountant to prepare & review the monthly budget statement for the expenses at the Property
Quarterly
• Conduct a quarterly review meeting with all AMC vendors
• Rate each vendor's performance based on a vendor performance scorecard
• Follow up with members on collection of dues and feedback
Other Responsibilities
• Perform activities related to new projects taken up at the site
• Oversee all AMC related activities at the site, ensure that all AMC vendors come in and execute maintenance work as set out in their schedules
• Lead all vendor selection processes and AMC negotiations with OEMs for MEP and Fire Systems
• Oversee the management of M&E works including contractor management
• Ensure Planned Preventive Maintenance is undertaken in accordance with the schedule.
• Ensure that Risk & Safety practices are properly implemented and executed at the premises
• Oversee and assist the team with procurement and negotiation with procurement and service vendors
• Act as the main point of contract between the Management Committee, Developer & local authorities
Qualifications
• Strong analytical skills and ability to interpret technical data and diagrams
• Experience in team management and the ability to lead and motivate a team
• Sound technical knowledge in facility management, energy management, and building systems
• Experience in research and development (R&D) of new products and systems
• Experience in project management and the ability to manage multiple projects simultaneously
• Excellent written and verbal communication skills
• Bachelor's degree in Engineering or related field
• Certifications like PMP, LEED, CEM, or IFMA would be a plus
• Minimum 8-10 years of experience in technical facility management
