Roles and Responsibilities:
1. Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
2. Establish rental rates and calculate overhead costs, taxes, depreciation, and profit.
3. Advertise vacancies to attract tenants, obtain referrals from current tenants and explain the advantages of location and services.
4. Negotiate leases, Secure contracts from tenants, and collect security deposits.
5. Collect rent, prepare an annual budget, schedule expenditures, and correct variances.
6. Maintain properties by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units and completing repairs, planning renovations.
7. Manage on-site staff, vendor and contractor relationships.
8. Secure property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
9. Prepare financial reports by collecting, analyzing, and summarizing data and trends.
10. Reach Organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value.
Education and Requirements:
1. High school diploma, GED, or equivalent
2. Bachelor's degree or equivalent experience preferred.
3. Ability to communicate effectively with property owners, vendors and tenants.
4. Strong negotiation and interpersonal skills for handling conflict resolution.
5. High level of organization and attention to detail.
6. 7-8 Years experience in handling residential property.
7. Ability to travel across sites.
Job Types: Full-time, Permanent
Pay: ?500,000.00 - ?900,000.00 per year
