About The Company:ARA's client is the institutionally owned and managed workplace portfolio (www.x officeparks.com) across Tier 1 Indian cities comprises 11.2 million square feet, including 4.4 million square feet currently operational across 4 business parks and one special economic zone, with an additional 1.6 million square feet of expansion scheduled for completion in 2021. Its a diverse industry mix of multinational corporations such as Accenture, Fidelity, Microsoft, PayPal, Standard Chartered Bank, Sutherland, Maersk, WNS, etc. and strong domestic franchises like CNBC-TV18, amongst others.The Role:The Property Manager would be leading the comprehensive property management function for assets in an established (and fast growing) Pan India Commercial/Office real estate portfolio, managed by Private Equity firm, Investment Management. This role requires an experienced and motivated property management professional to (a) join a team focused on delivering best-in-class occupancy experience, (b) build excellent relationships with existing/future clients, and (c) lead and supervise 3rd party vendors/consultants (IPCs/firms of similar repute) for providing on-ground facility/property management services. This position will suit a self-motivated individual who possesses strong technical, operational and people management skills. You will get in-depth exposure across property portfolio operations and opportunity to upskill and expand your role and responsibilities overtimeKey Responsibilities:

  • Leading, positioning and protecting performance of assigned portfolio assets, ensuring profitability through diligent, active and professional management
  • Develop deep and long-standing relationships with existing and new tenants (across markets), lead tenant research with a target to construct a group of marquee clients/tenants across portfolio assets
  • Lead the property teams (multi-asset) and work towards long-term positioning of portfolio assets as micro-market leaders providing best-in- class occupancy experience for tenants in our portfolio assets
  • Oversee consistent, regular (monthly, quarterly and annually), and high-quality financial reporting to key stakeholders Shortlisting, selection, and onboarding of strategic vendors/consultants across portfolio assets for improving efficiency of operational performance and controls. Liaise with leadership of these vendor/consultant partners for quality service delivery and monitor KPIs
  • Planning and implementation of preventative maintenance strategies for optimization of portfolio asset / equipment performance in the long-run
  • Undertaking frequent inspections to oversee presentation and maintenance of portfolio assets, ensuring high quality service delivery
  • Implementing and maintaining orderly records and documentation, including compliance with all applicable regulatory/legal requirements
  • Involve in the process for procurement of goods and services, including working with portfolio/group procurement team in the preparation of tender specifications, request for proposals of projects assigned, evaluation and seek necessary approval for award of the contract
  • Lead implementation of new-age ideas and technology across portfolio
  • Supervise/ coordinate refurbishment projects including repairs and maintenance, capex/ product upgrade, new initiatives, etc.
Skills Required:
  • Self-motivated with an ability to lead teams and close projects/tasks
  • Strong working knowledge of building services and real estate market activities, developments and trends to assess possible implications on tenancy, financial and physical aspects
  • Strong belief in integrity, passion and pride in performing the role
  • Demonstrated ability to have managed a multi-property portfolio
  • Customer service orientation with best-in-class quality targets
  • Ability to work in a high pressure, fast paced environment, with senior stakeholders
  • Excellent communication, leadership and motivational skills
Qualifications & Experience:
  • Masters (or higher) degree in engineering from a reputed institution
  • 6+ years of relevant experience with at least 2-3 years in a senior role
  • Previous experience in a corporate real estate team of a MNC / Fortune- 500 company or senior property/facility management role in an IPC
