Hyderabad). This position is a key management role, overseeing and managing the
delivery of all small-scale construction and renovation projects within the named city, from
initiation to completion, for a global Client with whom JLL provides end-to-end services.
The position reports to the Country Small Works Project Director (India), but interfaces with
internal and Client stakeholders across locations and across service lines. The successful
candidate will manage the governance, oversight and execution of the City Small Works
programme of work.
This role requires strong organizational, communication, and project management skills to
ensure successful project delivery within defined timelines and budgets by self and/or
variable project delivery teams. The City Small Works Project Manager collaborates with
variable / in-country project delivery teams, contractors, vendors, and other stakeholders to
ensure quality, cost-effective solutions are executed. They must also possess a solid
understanding of construction processes, regulations, and safety protocols.
The successful candidate(s) will be responsible for:

initiation to completion
xe2x97x8f Successful project delivery within defined timelines and budgets by self and/or
variable project delivery teams
xe2x97x8f The implementation of quality, cost-effective solutions
xe2x97x8f Oversight of, and point of escalation for, variable project management teams
(where used)
xe2x97x8f Meeting or exceeding Account / Client KPIxe2x80x99s
Key Responsibilities:
1. City-wide Project Management:
xe2x97x8f Help develop and monitor project plans, including timelines, budgets, and resource
allocation with variable / in-country project delivery teams.
xe2x97x8f Facilitate with internal stakeholders and external contractors to ensure project
requirements are met.
xe2x97x8f Oversee the entire project lifecycle from initiation to completion, ensuring
adherence to timelines and budgets are met by project delivery teams and the
projects are delivered in compliance with established practices, processes and
templates
xe2x97x8f Monitor and report project progress, highlighting any issues or risks, and
recommending mitigation strategies provide by variable / in-country project delivery
teams.
xe2x97x8f Attend project meetings where possible to keep stakeholders informed and
maintain project momentum.
xe2x97x8f Review change orders and scope variations, ensuring they are properly
documented by variable / in-country project delivery teams and approved.
xe2x97x8f Ensure projects comply with all relevant regulations, building codes, and safety
standards.2. Contractor and Vendor Management:
xe2x97x8f Work with variable / in-country project delivery teams to identify and engage
suitable contractors and vendors for project execution.
xe2x97x8f Evaluate bids obtained by variable / in-country project delivery teams, review
contracts, and facilitate relationships with contractors and vendors.
xe2x97x8f Monitor suppliers deliver quality products and services on time and within budget.
xe2x97x8f Where possible, conduct regular site visits to ensure work adherence to
specifications and quality standards.
xe2x97x8f Facilitate and resolve any contractor or vendor disputes or issues promptly and
professionally with variable / in-country project delivery teams.
3. Communication and Stakeholder Management:
xe2x97x8f Collaborate with internal stakeholders (e.g., clients, variable / in-country project
delivery teams, facility managers, design teams) to define project requirements
and objectives.
xe2x97x8f Regularly communicate project updates, milestones, and risks to stakeholders at
various levels.
xe2x97x8f Provide regular progress reports to clients and other relevant parties.
xe2x97x8f Foster positive relationships with stakeholders, ensuring their expectations are
managed and met.
xe2x97x8f Manage client requests and change orders, aligning them with project objectives
and constraints.
4. Cost Control and Budget Management:
xe2x97x8f Support and provide inputs into the development of project budgets variable /
in-country by project delivery teams and monitor costs throughout the project
lifecycle.
xe2x97x8f Identify cost-saving opportunities and recommend value engineering options.
xe2x97x8f Review invoices, change orders, and contracts to ensure accuracy and alignment
with project objectives.
xe2x97x8f Ensure proper documentation and tracking of project expenses carried out by
variable / in-country project delivery teams.
Qualifications and Requirements:
xe2x97x8f Bachelor's degree in construction management, engineering, or a related field.
xe2x97x8f 5-8 years of relevant project experience
xe2x97x8f Be able to operate design software, such as CAD is advantageous
xe2x97x8f Previous experience in project management, preferably in small-scale construction
projects.
xe2x97x8f Strong knowledge of construction processes, building codes, and safety
regulations.
xe2x97x8f Excellent organizational and time management skills, with the ability to manage
multiple projects simultaneously.
xe2x97x8f Strong communication and negotiation skills to collaborate with contractors,
vendors, and stakeholders.
xe2x97x8f Proficient in project management software and tools.
xe2x97x8f Problem-solving and decision-making capabilities to address project issues and
unplanned events.
xe2x97x8f Ability to work independently and proactively, while also being a team player.
