Manager - Projects Architect
Experience : 7 - 10 years in handling the large commercial real estate projects (minimum size 5 lacs sft). This to handle projects architect responsibility from the initial client briefing through to the final stages of construction.
Key Roles and Responsibilities
1. Design Co-ordination
- Provide design brief to Consultants post internal discussion
- Review design
- Provide consolidated feedback after co-ordination with in-house teams (MEP, structure, liasoning etc.) to consultants.
- Prepare and Monitor Schedules for timely completion of design stages.
- Follow-up and coordinate with consultants via WebEx on regular (daily) basis to address issues and ensure timely issuance of drawings.
- Review drawings received from Consultants, take inputs from internal department, line manager
- Review the final package for compliance and client requirement.
2. Issuance of GFC drawings
Situation 1: Construction Document prepared by External Consultants
- On receipt of final set of drawings from consultants, ensure design intent and accuracy
- Review the drawings and discuss the same with Department Head
- Issue the drawings to site via appropriate transmittals.
- Issue of mock-up drawings for design and value engineering options to site.
Situation 2: Construction Document prepared in-house
- Review the drawings with the pan-India team and Department head
- Issue the drawings to site via appropriate transmittals
- Issue of mock-up drawings for design and value engineering options to site
3. Site Co-ordination
- Make periodic site visits with personnel at various stages of the project
- Attend Weekly Site Meetings
- Respond and co-ordinate for RFI\'s / site queries
- Co-ordinate for mock-up, samples and value engineering options
- Review of shop drawings and approval from pan-India manager and Department Head
- Approval of mock-up or samples and costing from management and respective Consultant for further working
- Meeting various vendors for new design materials and options for design features
4. Sales and Marketing Co-ordination
- Prepare the use-mix distribution, summary of carpet area statement for the project
- Prepare list of documents required for the sales kit
- Direct and guide consultant to prepare the sales kit
- Co-ordinate to get the sales kit approved by the management
- Direct and guide consult to prepare Annexures for leasing plans and agreement plans
- Co-ordinate and take approval from legal, liasoning, sales and owner for correctness of the Annexures
- Co-ordinate for Marketing material : Brochure, Model, Rendered views
- Liaise with interiors and landscape for their inputs on the look
- Liaise with the Architect and the Model maker, Renderer for model and rendering views respectively.
- Respond to queries from the site sales team
- Provide layout options to sales team for potential customers
5. Approvals Co-ordination
- Review and co-ordinate of approval drawings prepared by the liasoning
- team ensuring that the drawings are in sync with the final working
- drawings and the required design intent
- Highlight clashes with GFC drawings and take approval from Department Head
- Review and co-ordinate with various consultants and internal department for preparation of presentations for various NOC\'s .
- Prepare presentations (if required) for Various NOC\'s.
- Attend meetings at respective Authority Offices.
- Review draft NOC\'s for various approvals
- Liaise with external consultants
- Co-ordinate with liasoning team and inter-department (landscape,engineering) for compliance of Occupation Certificate.
