Job Title: National Technical Manager

National Technical Manager will be responsible for evaluating risks associated with real estate properties, ensuring internal controls and audits, managing data and portfolios, overseeing vendor relationships with external valuation agencies, and maintaining timely Turn Around Times (TAT) through vendor coordination.
Core Responsibilities:
- Risk Evaluation: Evaluate various risks related to real estate properties.
- Internal Controls / Audits: Conduct audits to assess security and integrity-related risks.
- Data & MIS Management: Manage real estate portfolios and maintain accurate data records.
- Vendor Management: Oversee external valuation agencies and ensure compliance with established TATs.
- General Administration: Stay updated on real estate developments and maintain zone-based master records.
- Project Visits: Visit construction finance projects and conduct due diligence on project approvals.
- Project Analysis: Analyze projects, including project lifecycles, cost breakdowns, and techno-economic feasibility.
- Feasibility Analysis: Prepare primary project feasibility analyses for construction finance and debt syndication proposals.
- Valuation: Evaluate the valuation of construction finance projects and verify regulatory compliance.
- Project Monitoring: Monitor project progress, fund utilization, and end-use for all construction finance cases.
- Market Analysis: Provide updates on statutory rules, real estate property rate movements, demand-supply analysis, and economic impacts on real estate properties to assist higher management in decision-making and improve TATs.
Required Qualifications:
- 10-18 years of combined experience in construction and valuation, preferably with banks or NBFCs.
- Strong analytical skills, attention to detail, decision-making abilities, and initiative.
- Target-oriented mindset and market intelligence developed through a strong industry network.
Property Types and Transactions Understanding:
- Residential Property (under construction & completed)
- Commercial Property (under construction & completed)
- Industrial Property including Warehouses
- Specific usage properties (schools, hospitals, hotels, etc.)
- Commercial Real Estate Projects (Residential, Commercial, Retail & Mixed development)
Types of Transactions:
- Home Loans (Builder purchase)
- Loan Against Property
- Lease Rental Discounting
- Construction Finance
Key Challenges:
- Cross-functional coordination to ensure timely approval of proposals.
- Staying updated on changing economic and industry scenarios.
- Monitoring TATs for valuations.
- Ensuring customer satisfaction, both internally and externally.
- Effective vendor management and coordination with external entities.
