Designation: Manager / Sr Manager O&M (Facility Manager for a part of an Industrial Cluster being built by a reputed Large Real Estate Company)
Location: Jaipur
CTC: 25 lakhs Max.
Candidates - Preferably from IPCs (CBRE/Knight Frank/Cushman etc) or reputed Real Estate Companies
KEY ACCOUNTABILITY :
The following key accountability areas are mandatory. The list is not exhaustive and should not act to constrain the job holder from working within a wider brief if necessary in order to achieve the requirements of the job role.
Operations :
1. Responsible for soft facilities management - Security, Housekeeping, Landscape maintenance, and Solid Waste Management for eVolve & Horizontal areas.
2. Management of O&M Budget and expense tracking as annual AOP with close coordination with contract & finance teams including implementation of cost optimization measures.
3. Monitoring & Analysis of monthly energy & water consumption.
4. Review supplier contract agreements of outsourced vendors and service level terms and conditions from time to time.
5. Carry out regular site visits & facilities update meetings with vendors including contract reviews and tracking of service deliverables from Outsourced vendors/contractors through KPI, SLA targets, and MIS.
6. Asset Inventory management and maintenance, related to soft services.
7. Maintaining documentation for all O&M-related files especially related to Compliance reports, Environmental reports, Vendor evaluations, SLAs, Internal Reviews, etc.
Client Interface :
8. Track Service delivery to all clients and act as the first point of escalation for Client issues.
9. Management of Customer complaints/service requests through SFDC.
10. Meeting with park customers and developing good customer relationships.
11. Coordination with the relevant Cross-Functional Team to provide all necessary support for uninterrupted services to the Customers.
Billing & Collections Management :
12. Tracking of Client Billing and Collections on a Fortnightly basis.
13. Follow up with assigned clients for recovery of outstanding dues.
14. Coordinate with internal stakeholders to ensure timely O&M collections.
15. Conduct of Fortnightly Collections review.
Compliance Related :
16. Ensure compliance - IMS (Integrated Management System), Sustainability, and Health & Safety regulations.
Vendor engagement :
17. Leading, coaching, developing, and mentoring the onsite outsourced teams.
18. Conduct of vendor engagement activities like training, Sports meet, Safety campaigns, R&R celebrations, etc.
Liaison :
19. Liaison with Government Agencies - Fire, Police (Law & Order and Traffic), JVVNL, PHED, Local Sarpanchs, RTO, DRO, Forest officials, etc.
ESSENTIAL COMPETENCIES :
Good experience working within a customer-facing environment is a requirement for this position along with exceptional people management and administration skills. Specific competencies within this general requirement include the following:
1. Graduate Engineer (preferably from the Electrical, Mechanical field) or MBA with a Minimum of 12 yrs of experience and a Minimum of 5 years of experience in Operations/facilities management in a Commercial / Real Estate environment in a reputed company.
2. Excellent communication and interpersonal skills
3. Excellent organizational and influencing skills
4. Knowledge of all latest rules & regulations pertaining to the service contracts like ESI, PF, SWM Rules, Electrical supply, Solar, and Environmental compliances related to Air, Water, Soil, etc (as per State & Central prevailing norms & standards)
5. IT literacy skills in MS Outlook, Word, Excel, and PowerPoint & SAP
6. Must be self-driven and proactive, adaptable and flexible, with a positive attitude
7. Ability to multi-task and prioritize activities.
8. Must be a keen learner
9. A practical, flexible, and innovative approach to work
