Job PurposeOur global Workplace, Real Estate & Facilities (WREF) team consists of over 200 GSK employees, and 2000 service partners in more than 100 countries. Our mission is to ensure that GSK has the right real estate, in the right location, at the right cost for the benefit of the whole corporation.Purpose of this role is to keep our workplace and facilities properly maintained, clean and safe and to ensure an optimal employee experience. The role combines management tasks such as contract governance and minor works management and more strategic responsibilities such as managing budgets and advising on long-term energy efficiency. This role will be working with Business Partners to continuously improve employee experience wellness and productivity.Key Responsibilities (No More than 10 Bullet Points).   • Responsible for the management and delivery of infrastructure and workplace services for the GCC and some branch offices (eg Chennai) and ensuring support and facilitate all business operations.
  • The Workplace Manager will serve as the primary liaison with the businesses and stakeholders to ensure an optimal workplace experience.
  • The infrastructure and services at the site level are provided by contract partners, and as such, this role will ensure effective local governance of contracted relationships.
  • Establish and develop key relationships internal and external to GSK, actively managing and optimizing WREFs operations, real estate, and capital services to best serve our employees and business.
  • Work closely with key internal partners within Business Unit(s) (e.g. HR, Tech, procurement etc) to ensure WREFs services are integrated as a part of a joined up, cohesive approach to employee experience.
  • Assume full accountability for the delivery of OPEX and CAPEX budgets, ensuring financial acumen across their organisation and responsibility for budget delivery with their reporting WREF Business Unit and Site Leads.
  • Responsible for local delivery of all facilities and services within assigned Business Unit(s), ensuring cost, quality and compliance targets are achieved by key contract partners.
  • Develop and embed contract governance processes and structures to ensure value and delivery in the Service provider contracts, and to ensure effective risk management controls are in place.
  • Accountable for the prioritization and delivery of a program of capital projects (including minor works, infrastructure, business driven and energy projects) for assigned Business Unit(s), working closely with the Real Estate and Capital CoE and managing 3rd party project managers.
  • Support the onboarding of new sites into WREF management, ensuring thorough due diligence, solution development and service integration.
  • Uphold and ensure compliance with internal GSK policies, standards, procedures, alerts and relevant external regulatory requirements with respect to Quality, Statutory and Environmental Health and Safety (EHS) requirements.
  • Support planning and ensuring site Business Continuity Plan (BCP) in place for WREF services and activate the BCP when necessary.
  • Support site/region Business teams for organizing internal business events.
The WREF Workplace Manager is responsible for delivery of all workplace experience, capital improvement and facilities management services within the assigned geographic region, ensuring cost, quality and compliance metrics are achieved by key contract partners. The role provides direction to their Partners, delivering a coherent, joined up approach to employee experience and aligning to their customers business strategy.Qualifications & Skills
  • Overall Years of experience 5-8 Years
  • Bachelors degree in business, Engineering, Facilities, Real Estate or other related discipline
  • Broad working knowledge of Workplace and FM with specialist (discipline) knowledge in one area (e.g. Operations, Real Estate, Capital Projects)
  • 5+ years experience in Workplace and FM Operations
  • Managerial skills and leadership abilities to motivate and influence GSK executives and managers in a demanding and rapidly evolving environment.
  • Ability to think and act strategically and initiate and engage in long term planning.
  • Excellent interpersonal, presentational, and persuasive skills to successfully interact with senior stakeholders
  • Ability to work cross functionally including: Across WREF, Tech, HR etc
  • Strong ability to act as a motivator of change and influence without authority.
  • Acts as a role model for applying standards to ensure compliance.
  • Financially literate, manages OPEX and CAPEX budgets.
