Land Legal Director

Position: Legal land Director

Working : Days 6 days a week
Location : Colaba , Mumbai

Job description:

- Successfully handling international contracts, intellectual property protection, land acquisitions, and mergers & acquisitions. I\'ve personally navigated legal matters in various courts, including the Supreme Court, and have cultivated strong relationships with senior counsels and government bodies

- Overseeing litigation and legal matters across India.

- Handling environmental, regulatory, and IPR matters.

- Advising on land acquisitions and property transactions.

- Managing legal compliance and regulatory framework.

- Providing legal opinions and protecting promoters\' interests

- Advising the board on various legal issues.

Role Description:

- Oversee the entire process of Land acquiring, including planning, budgeting, negotiating, and closing the deal.

- Proactively identify and evaluate new land opportunities suitable for development/ Re- development through various means including broker networks, regional mapping, and monitoring lands.

- Conduct feasibility studies, due diligence, and site surveys to assess land suitability for acquisition.

- Lead meeting with Landowners through indirect or direct scouring to understand the land proposal/ negotiate commercial terms as per feasibility of proposed project.

- Responsible to communicate with a variety of people, including clients, real estate agents, engineers, Architect, and other professionals.

- Cultivate and maintain relationships with landowners, property consultants, brokers, land procurement agencies, and local authorities.

- Engage in initial discussions and negotiations with potential partners and landowners.

- Prepare and submit preliminary site reports outlining land potential.

- Monitor competitor activities to gain strategic insights and maintain a first-mover advantage in land acquisition.

- Ensure the verification and authentication of land titles and documents.

- Liaise with local governmental bodies/ authorities for approvals and clearances.

- Maintain comprehensive documentation related to land acquisitions, ensuring all files are up-to-date and comply with company standards.

- Conduct regular visits to local government offices and engage with community leaders and landowners to foster goodwill and facilitate land procurement.
