To present the Residential Society in a well maintained and professional manner and delivers quality services to Flats owner within the agreed standards, budget and Turnaround time
To ensure all Plant and Equipment is maintained consistent with the Operational Manuals provided at Handover. Achieve a 100% compliances of all preventive maintenance schedules through the deputed E&M Agencies and also AMCs
To maintain the plant room high side equipments and low side of the common area in good order and presentation at all times and within the agreed budget and operational standards as set out in the Service Manuals.
To constantly track Common Area Maintenance Expense.
To oversee the complete billing process and revenue collection from the flats owners
Ensure 100% compliance with all Statutory compliances
To ensure zero major breakdowns of the Plant and Machinery Like DG, Transformer, Lists, STP equipments, WTP equipments, Fire equipments etc
To Maintain equipment wise log book for all equipment associated with the society
To ensure Regular and periodic checking of all plumbing ,fire and other service and related cleaning and maintenance
Ensure the compliance with regards to daily checklist and delegated task Management
