Job Description

Job Summary:

The Facilities Manager is responsible for the end-to-end facilities management of high-rise residential building projects, ensuring the efficient operation and maintenance of all building systems. This includes Sewage Treatment Plants (STP), Water Treatment Plants (WTP), plumbing, electrical, housekeeping, security, and general maintenance. The ideal candidate will ensure the safety, comfort, and satisfaction of residents through comprehensive management of all facilities-related activities.

Key Responsibilities:

End-to-End Facilities Management:

• Oversee the entire facilities management lifecycle, from planning and design to operations and maintenance.
• Develop comprehensive maintenance and operational strategies for all building systems.
• Coordinate with project teams during design and construction phases to integrate facilities management requirements.

Operations and Maintenance:

• Manage daily operations and maintenance of STP, WTP, plumbing, electrical, HVAC, and other critical building systems.
• Develop and implement preventative maintenance schedules and conduct regular inspections.
• Troubleshoot and resolve issues related to building systems promptly.

Housekeeping:

• Oversee housekeeping operations to maintain cleanliness and hygiene standards in all common areas.
• Develop and implement cleaning schedules and protocols.
• Ensure housekeeping staff are properly trained and equipped.

Security:

• Develop and implement security protocols to ensure the safety of residents and property.
• Oversee the installation and maintenance of security systems, including CCTV and access control.
• Coordinate with security personnel to manage access, monitor activities, and respond to incidents.

General Maintenance:

• Manage general maintenance activities, including landscaping, waste management, and pest control.
• Coordinate with external contractors for specialized maintenance tasks.
• Ensure timely and efficient resolution of maintenance requests from residents.

Safety and Compliance:

• Ensure all building systems comply with local, state, and federal regulations.
• Implement and enforce robust safety protocols and procedures.
• Coordinate with relevant authorities for inspections, certifications, and compliance audits.

Project Management:

• Plan and oversee renovation, upgrade, and repair projects.
• Coordinate with contractors, vendors, and internal teams for efficient project execution.
• Monitor project progress, ensuring timely completion within budget and to the required standards.

Budgeting and Financial Management:

• Develop and manage the facilities budget, including forecasting and tracking expenses.
• Identify and implement cost-saving opportunities without compromising service quality.
• Prepare detailed financial reports and manage the procurement of maintenance supplies and services.

Team Management:

• Lead, supervise, and develop the facilities maintenance team, housekeeping staff, and security personnel.
• Provide training and development opportunities to enhance team capabilities.
• Conduct performance evaluations and manage staff schedules to ensure adequate coverage.

Resident Relations:

• Serve as the primary point of contact for residents regarding facilities-related issues.
• Address and resolve resident complaints and concerns efficiently.
• Communicate maintenance schedules and any service disruptions effectively to residents.

Sustainability and Innovation:

• Promote sustainable practices and energy efficiency in building operations.
• Stay updated with the latest advancements in facilities management technologies.
• Implement innovative solutions to improve the efficiency and effectiveness of building systems.

Qualifications:

• Bachelors degree in Facilities Management, Engineering, or a related field.
• Minimum of 5 years of experience in facilities management, particularly in high-rise residential buildings.
• Strong knowledge of STP, WTP, plumbing, electrical, HVAC, housekeeping, security, and general maintenance systems.
• Excellent problem-solving and analytical skills.
• Strong organizational and project management skills.
• Effective communication and interpersonal skills.
• Proficiency in using facility management software and tools.

Preferred Qualifications:

• Experience with energy management and sustainability practices.
• Knowledge of building automation systems (BAS) and other advanced building technologies.

Working Conditions:

• Ability to work flexible hours, including evenings and weekends, as needed.
• Ability to respond to emergencies on a 24/7 basis.
• Physical ability to conduct regular inspections and maintenance tasks.

Job Type: Full-time

Pay: ?50,000.00 - ?65,000.00 per month
