FactSet participates in E-Verify.Job Summary:The incumbent, under limited supervision but within FactSets standards and operating procedures, will manage, develop, and implement all aspects of facility operations. This will include construction and renovation projects, maintenance, repair, furniture, health and safety service and business continuity efforts. Special attention is to be given to the operation, control, and maintenance of the critical mechanical, electrical and plumbing (MEP) infrastructure that supports FactSets ability to operate 7 x 24. The incumbent must demonstrate continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service.Essential Job Functions: (Provide a statement for each task, duty, and responsibility that is required for this position that provides a significant result):

  • Develop preventive/predictive maintenance programs (PM) to eliminate unscheduled downtime.
  • Solicit Preventive Maintenance proposals from qualified engineering firms and submit to manager for approval.
  • Work with Landlord (LL) to document major building systems PM under LL control to include base building electric, HVAC, fire alarms/suppression, elevators, and related systems.
  • Includes but not limited to precision HVAC, UPS, fire suppression, security controls, food service equipment, RO water systems.
  • Zero facilities down time and 100% timely preventive maintenance.
  • Contribute facilities works in other locations.
  • Yearly third-party electrical audit
  • Interface with finance department in processing of various invoices and follow up for the payments.
  • Assure all work complies to local building and H&S codes at a minimum.
  • Coordinate and manage all aspects of related office moves and relocations.
  • Building maintenance and repair methods and requirements
  • Building operational systems, procedures, standards, and practices
  • Mechanical equipment, air conditioning, fire systems, stand-by emergency power/UPS and related preventive maintenance programs.
  • Promote and adhere to workplace safety.
  • Principles and practices of building management methods
  • Work cooperatively with Administration team, Landlord, Employees, Building occupants,
  • Define the technical, commercial terms and conditions; define the operational scope and develop tender documents for Annual Maintenance Contracts.
  • Develop Service Level Agreements and assist the procurement in closing Service Level Agreements of various AMC vendors.
  • Evaluate the team deployed by Vendors on site to ensure correct level and scale of resources. Assess performance of the contractors based on performance assessment criteria as agreed. jointly between FactSet and contractors.
  • Setting annual goals for generating savings in area of such as energy and cost of maintenance operations.
  • Ensure that the contractors have a planned, structured and solution-based approach to the delivery of maintenance services.
  • Monitor & review Monthly Facilities RPDs
  • Implement Emergency Response plan and conducting mock drills.
Requirements for Position: (Provide information regarding any specialized skill or technical knowledge utilized for the position. Also provide information regarding specific educational degrees, skills, or experience level):Education & Experience:
  • ITI/Diploma Engineering in Electrical or Mechanical with 10 + years experience in high side and low side Equipments. (or) Engineering degree in Electrical or Mechanical. Electrical is preferred with 3+ years experience in ITes industry.
