The role of the Senior Project Director will be to provide leadership of the India portfolio for the client and JLL for the transitional period of construction through to operations. The key deliverables of the role are to ensure that throughout the project life cycle the priorities for the facilities management and the clients user work streams are being delivered by the incumbent project management organization and our own facilities preparedness tasks are being achieved to ensure a smooth building takeover.

This role acts as the JLL & clients representative to ensure the projects from the incumbent project team through to the facilities management team are governed with regards to progress, defects with client priorities are communicated and established.



What this job involves:

Leading Project to Operations Mobilization



You will be responsible for delivering first class mobilization services by overseeing the overall construction to operations process to allow the site operation team to operate efficiently from day one. In an exciting and dynamic environment you'll achieve excellence in reviewing projects and programs onsite with our client and project team with the aim of ensuring the projects are being delivered in a consultative, transparent and at the expected quality standard.

You'll ensure the highest standards are delivered and best practices implemented by the project team prior handing over to the site operations team. You'll partner with project stakeholders by providing your expertise, with a focus on continuous improvement and risk management in partnership with multiple stakeholders such as projects, site operations, sustainability and EHS team.



Responsibility for providing outstanding client service, you'll lead, monitor and mentor to effectively control project mobilization activity. This role will also support local and regional initiatives by driving consistency on mobilizations and on site service delivery as per below responsibilities,

Chair project meetings with Key stakeholders and delivering key progress updates and key risk callouts throughout the project lifecycle



Providing progress reports for ongoing projects



Understanding the Scope for operations team post project completion



Supports Pre Construction design review activities for Mechanical, electrical & plumbing (MEP) and facilities operations to ensure key priorities are captured in the design



Developing and running operations mobilization plans ensuring consistency across projects and coordinating with the project team to develop a project specific operational transition plan.



To identify any problems in MEP related to Final design vs Actual, execution of job and workmanship / quality of vendor work for fit out MEP related activities.



Overseeing and governing related design and compliance documents throughout the project lifecycle through to handover



Key feedback to be provided throughout the design stages, construction stages and project closeout



T&C IST Scope to be reviewed & post IST observation to be shared, Points to be closed before final handovers



Project quality assurance walkthrough checks with the incumbent project management team and clients.



Managing the handover of the DLP SOW



Working with the incumbent project management team on day 2 works and defect rectification.



Maintenance & SOW Planning pre & post DLP



Working with the finance team and facilities team for the budget estimation for the 1st year of operation.



Working with the clients key stakeholders to ensure priorities are identified and expectations met for the day 1 buildings takeovers



Overseeing multiple mobilizations concurrently and being the dedicated point of contact for key updates



Building resourcing forecasts for upcoming projects



Identifying and onboarding key mobilization supporting staff during the project to deliver the mobilization



Visiting the projects at key intervals to engage with the incumbent project team, clients, the client stakeholders, landlords and the JLL team.



Providing lessons learnt from the completed projects to promote sharing of key information, asset performance issues, project challenges and design issues.



Providing expectation to the project team for fixtures, fitting, consumables and spares for each project based on the design provisions.



Preparing SOPs & EOPs based on designed logic for MEP related Equipments



Preparing Warranty & service scope of work during the DLP



Onboarding the new building onto JLl ad client systems



Reviewing IBMS IO points for MEP & cross checking all IO points considered are integrated with iBMS.



Identification spares and single point of failures of MEP & preparing critical spare part list for MEP related equipments



Working with the energy and sustainability lead on the energy consumption forecasting and budgeting



Incident Analysis/RCA Analysis & rectification of MEP equipment during Failures in DLP / Warranty



Act as a coach and mentor

You'll play a key role in actively encouraging an environment that supports teamwork, cooperation, performance excellence and personal success. You'll play the role of coach, motivating and developing team members through regular assessments of service delivery and always seeking to improve where possible.



Putting critical plans and reports in place

Planning is a big part of your mandate. In this role, you'll take charge of planning and managing Energy & Sustainability initiatives budgets and deliverables. You'll be performing regular audits with a focus on energy efficiency, cost savings, sustainability and zero waste. Your analytical skills will also come in handy, as the role requires you to record and report data accurately.

As the project director of Mobilization delivery you'll be working with our client and will build strong relationships through your proactivity and engagement. You'll make sure that the client expectations are met each and every time, being the go-to person for any Energy & Sustainability related queries.



What this job involves: Sound like you? To apply you'll need to be:

Experienced in Large scale corporate real estate project management, you'll need a minimum of 15 years experience in leading real estate or complex/critical environment projects. A degree or a professional qualification in project management/facilities or a technical related higher education qualification would be an advantage.



An eye for detail

Do you have an eye for detail? Attention to detail combined with high level analytical skills are vital for success in this role, you'll analyse qualitative and quantitative information and translate this into strategic deliverables. Good communication skills as you will be interacting with regional level stakeholders. As you will be conversing with other countries in English, there is a requirement for you to be proficient in the English language.

We operate in a fast paced, high volume environment and you'll need to keep up to speed. To do so you'll have great time management and organisational skills, be good at meeting deadlines and be able to adapt to changing requirements.
