Also achieve financial and other targets established.-In this capacity, the Sr Ops Manager is accountable for the achievement of the Management Plan and all key performance indicators including responsibility for managing the capital and expense budgets, short and long-term regional projects, operations and maintenance, interface with senior managers in client real estate / Facility team and business units, coordination with other key managers within client alliance partner organizations and customer satisfaction.-Business Development including assisting in making proposals and offering solutions to clients-Client Negotiations in coalition with BDM/RM\xc2\xb7Finalization of client requirements and agree on pricing and conditions in consultation with JLL BD\xc2\xb7Finalization of LOI / Management contract\xc2\xb7Overall Responsibility of the Operations and fully accountable to ensure smooth operations

  • Finalization of all vendor contracts including signing off and all connected works
  • Resource planning
  • Hiring of resources
  • HR and administrative related issues on current and newly hired employees including training
  • Reporting to Client and Management on all issues
  • Decisions on financial approvals in consultation with JLL
  • Nodal contact for all Client issues
  • Nodal contact for all vendor issues
  • Invoice generation and payment follow-ups with clients and for vendors
  • Work with local finance to track profitability per client
  • Assist in all new client transitions
  • Renewal of all vendor contracts
  • Trouble shoot and fire fight site operational issues as required in liaison with the Facilities Managers
  • Develop in conjunction with the client, an annual portfolio business plan and achieve client approval of the plan
  • Develop and maintain a detailed understanding of the Client business and key factors influencing their service requirements.
  • Develop strong relationships with all key personnel in the Client organization.
  • Actively pursue new or additional business with the Client and co-ordinate access to the firm's full range of services.
  • Deliver value-creating opportunities to the client.
  • Ensure key organizational Executive Managers are informed and aware of business opportunities with the Client.
  • Manage and assist with the personal development and performance measurement of all direct reports.
  • Provide regular reports on all aspects of performance and client service delivery.
  • Prepare a budget and expenditure / income forecasts on a cash and accrual basis by property, state/region and total portfolio.
  • Prepare property, state/regional and total portfolio capital expenditure budgets annually.
  • Provide the leadership to the Facility Management team on a client site
  • The single point of Management Control for FM in the client site.
  • In consultation and collaboration with Business Development Manager (BDM) oversee the operation, staffing, performance and development of the Facilities Management service delivery staff.
  • Ensure client satisfaction with client Facility/Property Management by providing a seamless interface into client real estate organization.
  • Demonstrate leadership, responsiveness and creativity.
  • Understand the Facilities Management scope for the client assigned and develop client specific processes and procedures in consultation with BDM and ensure implementation and compliance of the processes.
  • Oversee the development and management of the capital and expense budgets.
  • Support the Client in the implementation of short and long-term projects for the client project.
  • Develop and implement the annual management plan; accomplish key performance indicators as identified by client.
  • Oversee compilation and deliver the appropriate monthly/quarterly/annual reporting for the client.
  • Coordinate discussions with each direct report regarding goal setting, performance reviews, and career development planning and incentive/salary administration.
  • Ensure compliance with Jones Lang LaSalle minimum audit standards.
  • Share best practices with the assigned owner of best practices for Jones Lang LaSalle.
