Purpose of This Role: - To ensure that the project is executed as per contract document Major Responsibilities: - \xc3\x98 Reviewing Contracts and Preparing Synopsis
  • Study the LOI/Work order/ Contract Document in details and understand legal implications, tax liabilities, clients required milestone, handover schedule, approved list of supplier material, and BOQ, specifications, drawings as per commercial terms and conditions.
  • Prepare synopsis of all requirements as per contract document including project completion timelines
  • Identify potential risks and liabilities associated with contractual agreements and propose mitigation strategies to protect the organization\'s interests.
  • Manage Technical aspects of the contract like Final GFC receipt /Concept & System Sub / Approvals / Shop Drawings Sub / Approvals
  • Draft, review, and revise contracts, including master service agreements, purchase agreements, non-disclosure agreements, and other legal documents as needed.
\xc3\x98 Maintain track of Financial guarantees Initialize the process of Submission of Bank Guarantees as per the terms of contract and release of Work order against ABG and PBG and its renewal from time to time in coordination with finance team. \xc3\x98 Monitoring Planning and Project Scheduling
  • Ensuring Project Timelines as per contract document are met by co-ordinating with planning department during preparation of project schedules
  • Review schedules prepared by Planning Department including appropriate Master Base line schedule with WBS of each BOQ item of work order in MS Projects software based on clients program and micro schedules for internal each department.
  • Reviewing material, manpower and equipment plan prepared by planning department and coordinate with HO/Project manager/ Site team to ensure all the required resources are available for smooth project tasks
  • Survey sites and check readiness of execution as per timeline
  • Monitor WIR & MIR timeline
\xc3\x98 Monitoring and tracking progress as per Schedule prepared
  • Liase with planning department to ensure the activities of design& engineering of submissions and approvals of systems, calculations, shop drawings from client are received on time and keep track that release of MTOs to purchase and fabrication drawings to factory for production is donein a timely fashion meeting the project schedule.
  • Analyze Planned V/s Actuals
  • Review Design, Procurement, Production and Execution progress
  • Review Daily/Weekly/Monthly Planning reports. Monitoring and tracking project progress, and writing up reports.
  • Report early red flags or issues to management and client to avoid further delays
  • Propose solution and prepare mitigation plans for deviated activities.
  • Summarize progress reports and present the same to Management.
\xc3\x98 Maintain All Statutory Compliance Requirements 1. Maintain all statutory compliance requirements of site labor as per contract (Such as CAR,WCP,BOCW,Labor License at start of projects and ESIC,PF,PT Challans on monthly basis). 2. Ensure compliance with contractual obligations, regulatory requirements, and company policies throughout the contract duration. \xc3\x98 Ensure all Quality and Safety Standards are met during Project Execution Coordinate with Safety officer and organize safety plan, Coordinate with QAQC, get QC Plan and sample board of materials as per approved list by client, and coordinating with quality officer regarding the submissions and approvals from the client and the intermediate activities \xc3\x98 Document and record instances delay
  • Monitor monthly updation to generate Earned Value/Work done based on the Actual Daily Progress Report
  • Monitor, record all hindrances causing Delays in execution (i.e. Work Front unavailable / repeated changes in design drawings/ Payment delays) from Client in DPR and submit Extension of Time (EOT) to Client in a timely fashion
  • Raise timely red flags to management for detailed reasons of project schedule delay by reviewing project wise DPR/WPR/MPR
\xc3\x98 Adopt cost-control measures to execute project within estimated cost
  • Ensure material costs remain within budget by implementing a comprehensive tracking system to monitor monthly material consumption
  • Prepare summary report of cost projections vis-a-vis actual cost and present to management as a tool for effective cost control
\xc3\x98 Track Billing and Payments
  • Compare and Verify scope in terms of Qty/Area(Sqm) of each BOQ item or original work order after shop drawing approval and survey plotting.
  • Coordinate with client through projects for recording the extra works than scope of work with all relevant documents and reports accurated recorded and documented.
  • Verify, prepare, and generate Client Bills (RA Bills) and coordinate with Projects for their submission, certification, and approval from the Client on a monthly basis.
  • Aggressively follow up with PMC/Client/Project Team for payment against interim RA bills from the Client
  • Monitor subcontractor\'s RA (Running Account) bill submissions, certification, and material reconciliation for materials provided to subcontractors by the Site Team. Facilitate payment release through the Accounts department
\xc3\x98 Responsible for Reporting and Co-ordination
  • Coordination with team and vendors for finalization of Material makes / colour / specifications
  • To execute the Construction Schedule / Site handover priority wise for survey & execution.
  • Changes in design / specs / materials should be intimated to all along with cost and time impact.
  • Monitor finalization of procurement and execution lots with priority
  • All of the above should be inline with the tender schedule. In case of any delays in approvals / clearances, same should be duly noted and circulated to all. In case of delay at our side also it is to be noted and circulated to all with a mitigation plan wherever possible.
  • Keep a proper record of each project progress in the form of MOMs, pictures etc to be able to review whenever required
Technical Skills and Experience Requirements: -
  • Experience in construction/facades handling a similar profile for minimum of 10++ years
  • Proficient in MS Excel and Word and MS projects
  • Contract law background and knowledge will be an asset. Understanding of contract law principles, including contract formation, interpretation, and enforcement. Knowledge of relevant regulations and compliance requirements is essential to ensure contracts meet legal standards.
  • Impeccable writing and communication skills to draft and reply to notices and contractual letters

Education Requirements:
  • Bachelor\'s degree in Civil Engineering / Diploma in Civil Engineering or
  • Law degree specializing in Contracts in the construction/ facade field.
