Job Summary:
The Contract Head (Vendor Development) in the real estate industry will lead the vendor management strategy, focusing on sourcing, evaluating, and developing strong relationships with vendors. This role ensures that the company secures high-quality, cost-effective, and reliable vendors to meet project demands efficiently and effectively.
Key Responsibilities:
Vendor Sourcing and Evaluation:
Identify and source potential vendors and suppliers for various real estate projects.
Conduct thorough evaluations based on quality, reliability, cost, and delivery capabilities.
Perform comprehensive due diligence and background checks on prospective vendors.
Contract Negotiation and Administration:
Lead and manage contract negotiations with vendors to secure favorable terms and conditions.
Draft, review, and finalize vendor contracts, ensuring compliance with company policies and legal requirements.
Monitor and ensure adherence to contract terms and conditions.
Vendor Relationship Management:
Establish and maintain strong relationships with key vendors.
Act as the primary point of contact for vendor-related issues and disputes.
Conduct regular performance reviews and provide feedback for continuous improvement.
Cost Management and Optimization:
Identify opportunities for cost savings and efficiency improvements within vendor management.
Monitor vendor performance to ensure cost-effectiveness and value for money.
Implement cost control measures and negotiate cost reductions where possible.
Quality Assurance:
Ensure all vendors meet the company's quality standards and specifications.
Collaborate with project managers and quality control teams to address quality issues.
Develop and implement vendor improvement plans as necessary.
Compliance and Risk Management:
Ensure all vendor activities comply with relevant laws, regulations, and industry standards.
Identify and mitigate risks associated with vendor relationships.
Maintain accurate records of all vendor contracts and transactions.
Reporting and Analysis:
Prepare regular reports on vendor performance, contract status, and cost savings.
Analyze vendor data to identify trends, issues, and opportunities for improvement.
Present findings and recommendations to senior management.
Qualifications:
Education:
Bachelor's degree in Business Administration, Supply Chain Management, Real Estate, or a related field. A Master's degree is preferred.
Experience:
Minimum of 7-10 years of experience in vendor management, procurement, or contract management within the real estate industry.
Proven track record of successful vendor negotiations and relationship management.
Skills:
Strong negotiation and contract management skills.
Excellent communication and interpersonal abilities.
Analytical and problem-solving skills.
Proficiency in procurement software and Microsoft Office Suite.
In-depth understanding of real estate development processes and requirements.
