33127BR Responsibilities Role Responsibilities Transactional Real Estate Manage serviced office transactions. Support site selection and transactional activities for locations in India. Manage the Transactional Approval Process (incl. deck development, coordination with Business Planning, meeting materials, post-approval documentation). Support capacity and occupancy planning tracking as a prerequisite for developing and implementing effective and timely short and long-term real estate strategies. Coordinate implementation of Moody\'s Environmental Policy. Support the Annual Real Estate Budget development process. Project Management Manage interior fit out project teams from project inception to completion, through each phase of a given project: project budgeting, financial reporting, feasibility studies, schematic design, design development, construction documentation, bidding, construction, moves and close-out. Manage administrative tasks such as project document organization and archiving.. Candidate will be responsible for creating budgets and schedules for each project, and for insuring these budgets and schedules are adhered to by the project team. Candidate will be the primary point of contact for a given project, requiring effective communication with all involved parties including the local project team, Moody\'s IT department, Moody\'s local office head, and Moody\'s Global Real Estate Project Management Group. Project work ranges from small renovations to full office relocations. Coordinate all financial aspects for projects, including close coordination with Moody\'s Procurement and Accounts Payable teams. Facilities Management Responsible for continual communication / interaction with the building landlord(s) or managing agent(s) and Moody\'s department managers relating to the conditions and appearance of the facilities. Develop the operating plan and budget for the property(ies), subject to the approval of the Moody\'s senior management. Manage the selection of contract services, development of specifications, vendor negotiation of service agreements and day-today monitoring of vendor performance to assure full compliance with standards established within the service agreement. Oversee all third party office services contracts for all locations in India. This includes leased office equipment, cleaning, HVAC, UPS, security, pantry services, and and any other office or facility service contracts. Operate as the liaison between Moody\'s and the landlord to coordinate such activities as fire/evacuation drills, elevator maintenance issues, overtime air-conditioning and lighting requests, the building waste management program, freight requests and building engineering, electrical and lighting requests. Provide 24/7 emergency response and backup support for operational staff in handling on-call facilities emergencies as well as ensure compliance with security policies and practices, especially related to physical security of facilities. Maintain corporate compliance with all local workplace/facilities regulations 24/7 response may include receipt of alarm notifications from installed server room alarm monitoring devices. This includes HVAC temperature or failure, power failure, UPS status, leak detection. Communicate with alarm monitoring team, identify issues, coordinate resolution of issues, coordinate repairs and maintenance with service providers and following through to complete. Participate in crisis management and business continuity planning and support recovery efforts in time of disaster. Manage all aspects of the health and safety requirements in all Moody\'s offices in India. Qualifications Qualifications Required College or BA / BS Degree (or equivalent) ideally relevant to business administration. Fully bi-lingual in both English and Hindi. Strong Excel, Word & PowerPoint skills. Experience Required Well-rounded knowledge of and experience with real estate transactions, project management processes, and facilities management methods. Minimum 7-12 years experience in a Corporate Real Estate department.
