Assistant Manager - Facility Management
Job Responsibilities:
COMMERCIAL DUTIES:
Understanding of all LAL executed with Lessee\'s including:
- License fees (rate/sft) monthly delayed payments etc.
- Maintenance amount monthly-delayed payments etc.
- Escalation (annually etc)-delayed payments etc.
- Lock-in period, with alerts 30 days prior to lock-in expiry
- AC AMC-delayed payments etc.
- Property Tax-DIC CERTIFICATION including tenure, and validity. (Based on
- DIC certification Property Tax would change)
- Security Deposit- (SD)
- Details of Assets provided by Landlord, additional assets installed by Lessee.
- Weekly check report of all premises with damage to premises if any, for deductions in SD.
- Energy meter reading daily including DG set consumption.
- All staff, HK, and Security attendance.
- Parking details daily, weekly, etc.
- New lessee/inquiry detailed register.
- Manpower management.
TECHNICAL RESPONSIBILITIES:
- Management of common area electricity expense.
- Management of water expense/water pump usage
- Trail run of fire hydrant and pump.
- Yearly Maintenance of Fire extinguishers/weekly checklist for fire safety of premises.
- Management of diesel stock and safety.
- Management of electrical equipment and repair & AMC follow-up.
- Ensuring the confidentiality of electrical meter readings/registers. MSEDCL Bill copies etc.
- Management of CCTV network & camera.
- Basic Maintenance of lessee\'s property as per agent.
OVERALL RESPONSIBILITIES:
- Overseeing and agreeing contracts and service providers for services including security, parking, cleaning, AMC Vendors (electrical, elevator, Air conditioning)
- Supervising multi-disciplinary staff teams including cleaning, maintenance, technical, and security.
- Ensuring that basic facilities, such as water and waste management, are well maintained.
- Managing budgets and ensuring cost-effectiveness
- Allocating and managing space for parking slots.
- Ensuring that facilities meet government regulations and environmental, health, and security standards.
- Ensuring all Government communication and local issues to handle at the local level only.
- Reporting any significant issues, or incident report to Management
- In-house staff leave Management for 24x7 operation of the IT park.
- Reporting of common third-party damages and respective party and. management.
- Advising businesses on increasing energy efficiency and cost-effectiveness
- Overseeing building projects, renovations, or refurbishments of third parties within our building.
- Helping businesses to relocate to new offices and to make decisions about leasing, handover, takeover process, asset list, and asset tagging.
- Drafting reports and making written recommendations.
- Weekly and monthly MIS reports.
