Job Description



This position ensures that all physical aspects of the organization's offices within the Region function properly to support the Business. This position will manage Real Estate including market analysis, property searches, lease negotiations, legal and insurance reviews, through to lease execution. This position will provide guidance for renovation projects to ensure the new workspace will provide effective space that accommodates team interaction and the look and feel aligns with Corporate standards. This position also ensures that all functions such as reception, security, maintenance, mail room, cafeteria, and janitorial services meet the needs of their customers and are aligned at locations within and across regions.


RESPONSIBILITIES

• Manage local brokers to negotiate real estate transactions
• Develop plans that anticipate and meet the changing needs of the teams occupying the space, using lease terms as the baseline for long term strategic plans
• Engage Regional and local business leaders to validate and drive real estate portfolio optimization
• Strategic planning for site actions
• Manage on site Facilities Managers, with focus on daily operations and support of business functional requirements
• Responsible to manage Region financials, working closely with Finance BP & GRE SVP, including monthly variance details, forecast updates and annual budget build
• Capital plan development and detail reporting
• Responsible to manage Region financials, working closely with Finance BP & GRE SVP, including monthly variance details and annual budget build
• Drive cost savings initiatives, identify services to adjust or bid
• Manage design activities by assessing the business needs, determining the most effective workspace solutions. Engage PM to manage the process
• Coordinate with Legal and HR to provide Visa & business registration support as needed
• Engage with travel services to ensure proper support and coordination for employee travel
• Work closely with Corporate Security to develop global standards for access control systems and on site security services.
• Collaborate with Global Crisis Response team, to work through situations, such as earthquakes, hurricanes, theft, etc
• Manage, coach and develop FM team members, including country leads and site facility managers


QUALIFICATIONS

• Bachelor's degree or combination of relevant education and experience required
• Minimum 10 years of progressively responsible experience in facilities operations and real estate management
• Experience managing sites virtually across multiple countries
• Thorough knowledge of facilities operations procedures and techniques
• Solid managerial and human relations skills
• Ability to handle diverse and unique situations
• Excellent communication skills (written and verbal)
• Experience with supplier relationship management
• Strong people management experience
• CFM, FMP or other Facilities & Real Estate related certification preferred
